Rent Concession Promotion

Terms and Conditions

1. Promotion Overview

For a limited time, qualified new residents may receive a rent concession equal to one (1) month of base rent.

The concession will be applied as follows:

  • Fifty percent (50%) credited to the first full month of base rent

  • Fifty percent (50%) credited to the second full month of base rent

This concession applies to base rent only. It does not apply to deposits, application fees, administrative fees, utilities, pet fees, parking, or any other additional charges.

2. Eligibility Requirements

To qualify for this promotion, the applicant must:

  • Submit a completed rental application on or before March 10, 2026

  • Be approved through standard rental screening criteria

  • Sign a minimum lease term of at least twelve (12) months

  • Take possession of the apartment home on or before March 31, 2026

  • Remain in good standing under the lease agreement

Approval is subject to established rental criteria and availability.

3. Early Termination or Lease Default

If the resident:

  • Fails to pay rent when due

  • Terminates the lease early

  • Is evicted

  • Transfers to another unit before completing the required minimum lease term

The full concession amount will become immediately due and payable. The unpaid concession may be deducted from the security deposit and/or charged to the resident ledger as permitted by Texas law and the lease agreement.

4. Availability and Limitations

  • Valid for new residents only

  • Not applicable to lease renewals unless expressly stated in writing

  • Cannot be combined with other offers unless approved in writing by management

  • Subject to availability

  • May be modified or withdrawn at any time without prior notice

5. No Cash Value

This concession:

  • Has no cash value

  • Is non-transferable

  • Cannot be exchanged, refunded, or applied toward other charges

6. Prorated Rent Disclosure

If move-in occurs mid-month, prorated rent for that partial month is due in full unless otherwise stated in writing. The concession applies only to full months of base rent as outlined above.

7. Fair Housing Compliance

This promotion is offered in full compliance with the Fair Housing Act and all applicable federal, state, and Texas housing laws. Qualification is based solely on objective rental criteria and availability.
